Assemblages are increasingly becoming a go-to strategy when large sites are scarce, or they are overly expensive and the numbers don't add up. In densely populated urban areas, assemblages might represent the only viable option for further construction.

Understanding the Logic of Assemblages in Property Development

At its core, the logic of assemblages rests on a few fundamental principles. Properties should be adjacent to each other within the same block. Their collective potential should enable the development of a certain number of units or a specified square footage. Ideally, all the properties fall under the same zoning district and share a common owner.

Central Business District: Miami's High-Density Zone with Assemblage Potential

The Central Business District of Miami has the city's highest density, with zoning regulations permitting up to 1,000 units per acre. Within this 250-acre district, there are approximately 341 properties. Our analysis has identified a minimum of 10 opportunities for assemblages. Six of these potential assemblages are showcased in the video attached to this post.

In our upcoming studies, we intend to delve deeper into some of these identified assemblage opportunities. We'll evaluate their feasibility and analyze the potential return on cost.
