Zoning Lot Coverage refers to the percentage of a parcel of land that can be occupied by a building’s footprint, including all its projections (such as eaves, porches, or decks). This regulation is crucial for controlling the density and intensity of land use in a given area.

Lot Coverage regulations are in place to balance built and open spaces, thus preserving the aesthetic and environmental qualities. In some cases, it helps manage stormwater runoff by preserving permeable surfaces, reducing the risk of flooding, and protecting natural resources.

How to Calculate Zoning Lot Coverage

To calculate Lot Coverage, you (1) identify the lot size and (2) multiply it by the maximum allowed lot coverage percentage to (3) find the total allowable building footprint. Residential zones might have as low as 30% lot coverage, while urban cores allow for 100% lot coverage.
