We are grateful for the interest in utilizing Deepblocks for canvassing markets in line with the Live Local Act. After yesterday's presentation, several inquiries emerged regarding the methodology behind our discovery of 1,267 permissible housing units from the selected 74 sites.

Introducing a Video Tutorial

To shed light on this, we've crafted a video tutorial demonstrating the robust capabilities of the tool for swift and precise site selection. Here's a condensed guide in seven streamlined steps:

1. Zoning District Filter: Use this feature to pinpoint properties within specific zones. For our study, we honed in on the T4-L zones.

2. Existing Units Filter: This function aids in isolating types of properties. We deployed it to spotlight single-family homes.

3. Automatic Unit Calculation: Once a site is selected, the software determines the units sanctioned by zoning. By selecting all 74 sites, we discerned a permissible total of 284 units.

4. Transition to Feasibility: With your chosen sites, transition to the 'feasibility study' interface and earmark it as 'multifamily.'5.

5. Parameter Additions: Incorporate specifics like parking mandates per unit and essential setback prerequisites.

6. Story Limitation: We set an eight-story structure for our study to avoid the required setbacks beyond the 8th floor.

7. Financial Adjustments: The tool permits fine-tuning of rent projections, OpEx, vacancy percentages, acquisition, and construction outlays, ensuring enhanced returns on investment.

Efficiency and Scope

Navigating through these steps takes a mere 15 minutes and can be mirrored across various markets spanning 23 cities in Florida, with more on the horizon.
