Last week, we embarked on a journey with the Deepblocks portfolio analysis tool and unearthed 205 potential Office-to-Residential conversion opportunities across Miami. The catch? They are scattered throughout the city, and assessing each one through feasibility studies, even at a rapid five-minute pace, would take an exhaustive three days.

Leveraging ChatDB for Economic Analysis

Enter ChatDB. We utilized this innovative tool to analyze Miami's tracts over the last decade (up to 2021) across six key economic metrics. The pivotal moment came when we overlaid these tracts to pinpoint areas where top metrics converged.

Identifying Top-Performing Neighborhoods

The result was revealing: Edgewater, Shenandoah, and Downtown stood out as top performers in multiple economic categories. This insight, although possibly anticipated by Miami locals, underscores the efficacy of our method in reflecting local knowledge.

Refining Prediction Strategies

Admittedly, we're playing catch-up with this method. Our ambition is to forecast burgeoning investment opportunities much earlier. Nonetheless, this straightforward approach demonstrates its capability in identifying sub-markets brimming with housing demand.
